Commission in Singapore is not fixed or capped by the Council for Estate Agencies (CEA): it is whatever you agree with the agency, ideally in CEA's prescribed estate agency agreement. It is paid to the agency, not the individual agent, and an agent acting for you cannot also take commission from the other side.

How this works
There is no official commission rate in Singapore. The Council for Estate Agencies (CEA) does not fix or cap commission: it is agreed between you and the estate agency, and CEA advises agreeing the amount, and whether GST applies, before the agent starts work.
The calculator starts from common market practice, which you can change: sellers often pay 1% to 2% of the selling price, with 2% the traditional full-service rate; HDB buyers who hire their own agent often pay about 1%; landlords often pay half a month's rent for a one-year lease and one month for a two-year lease. These are norms, not rules.
If the agency is GST-registered, it adds GST at 9% (the rate since 1 January 2024) to the commission. Commission is paid to the agency, not to the individual agent, and an agent acting for one party cannot take commission from the other party in the same deal.
FAQs
How much is agent commission for selling a HDB flat?
Commonly 1% to 2% of the selling price, agreed with the agency. On a S$650,000 flat, 2% is S$13,000, or S$14,170 with 9% GST; 1% is S$6,500, or S$7,085 with GST.
Is there a standard property agent commission rate in Singapore?
No. CEA does not set or cap commission rates; they are negotiated with the agency. 2% of the price for sellers and one month's rent for a two-year lease are common starting points, not regulated rates.
How much commission does a landlord pay for a rental?
Commonly one month's rent for a two-year lease and half a month for a one-year lease. For a S$3,500 a month two-year lease, that is S$3,500, or S$3,815 with 9% GST.
Do I pay GST on agent commission?
Yes, if the estate agency is GST-registered. GST is 9% of the commission: S$1,170 on a S$13,000 commission. Ask whether the quoted rate includes GST.
