  • Look up the agent on CEA's Public Register or the CEA@SG app. Searching by mobile number helps catch scammers using a real agent's name.
  • Review their recent transactions on the register: how many HDB or private deals, and whether they acted for buyers, sellers or landlords.
  • Negotiate commission and record it, including whether GST is included, in one of CEA's Prescribed Estate Agency Agreements before work starts.
  • Ask whether the agent will co-broke. It widens exposure for sellers but changes how the commission is split.
  • Remember an agent cannot represent both buyer and seller in the same transaction or collect commission from both.

Red flags

Can a property agent represent both buyer and seller?

No. CEA rules prohibit dual representation: an agent acting for you cannot also represent and collect commission from the other party in the same transaction. Co-broking, where the buyer and seller each have their own agent, is allowed if agreed with your agent.
