How this works
Built from HDB’s official resale flat transactions (data.gov.sg), which record every resale registered since January 2017.
Medians use the latest 12 months of transactions; the 25th–75th percentile range shows what the middle half of buyers paid. Price per square metre uses each flat’s floor area.
Thin segments (fewer than 10 sales) are shown but should be read with caution.
FAQs
What is the median HDB resale price?
The median is the middle price of all resale transactions in the period: half sold for more, half for less. We use medians rather than averages because a handful of record sales can skew an average upwards.
Why do prices for the same flat type vary so much within a town?
Remaining lease, floor level, location within the town, distance to MRT, renovation condition and flat model all move prices. The interquartile range shows how wide the typical spread is.
