How this works

The HDB Fire Insurance Scheme is underwritten by Etiqa Insurance, HDB's appointed insurer since 16 August 2024. Each policy runs for 5 years and the premium, including GST, depends only on the flat type: S$1.11 for a 1-room flat or Community Care Apartment, S$1.99 for a 2-room, 2-room Flexi or Studio Apartment, S$3.27 for a 3-room, S$4.59 for a 4-room or S1, S$5.43 for a 5-room, S2 or 3Gen, and S$6.68 for an Executive or Multi-Generation flat.

It is compulsory for owners with an outstanding HDB housing loan and must be renewed every 5 years for the whole loan. Owners with a bank loan, or who have paid off their HDB loan, can buy it if they choose. The calculator counts 5-year terms from your current policy's start date to give your next renewal date and the renewals left before your loan ends, at today's premium. Renew when HDB sends the renewal notice, online with Etiqa or at AXS. It can only be paid in cash.

It pays to reinstate fire damage to the flat's structure and the fixtures and fittings HDB provided, up to the sum insured (S$117,000 for a 4-room flat), with extended cover for fire spreading from adjoining properties and water damage from burst pipes. It does not cover renovations, furniture or belongings: for those you need a separate home contents policy. It is also different from the Home Protection Scheme, CPF's mortgage insurance.
