EHG needs at least one buyer to have worked continuously for 12 months and be working when you apply. For a resale flat whose remaining lease can't cover the youngest buyer to age 95, the EHG is pro-rated. Your HFE letter states the grants HDB will give you.

How this works
Enhanced CPF Housing Grant (EHG): for first-timers buying a new or resale flat, on a sliding scale by average gross monthly household income over the past 12 months. Families get up to S$120,000 (income up to S$1,500), falling in S$500 income bands to S$5,000 at S$8,501 to S$9,000. Singles aged 35 and over get up to S$60,000 on their own income, down to S$2,500 at S$4,251 to S$4,500. A first-timer and second-timer couple gets the singles amount based on half the household income. These tiers apply from 20 August 2024.
CPF Housing Grant for resale flats: S$80,000 for first-timer families buying a 2 to 4-room flat or S$50,000 for 5-room or bigger, with a household income ceiling of S$16,000. Singles get S$40,000 or S$25,000, with an S$8,000 ceiling. First-timer and second-timer couples get half the family grant. The higher ceilings apply to HFE letter applications from 24 August 2026.
Proximity Housing Grant (resale only, no income ceiling): S$30,000 for families who live with their parents or child, S$20,000 within 4 km; S$15,000 and S$10,000 for singles. The Step-Up CPF Housing Grant (S$15,000) is for second-timer families moving up from a 2-room or public rental flat, subject to HDB's conditions. Amounts are for Singapore citizen households; your HFE letter confirms the final figure.

How much HDB grant can I get for a resale flat?
Up to S$230,000 for a first-timer family: S$120,000 EHG, S$80,000 CPF Housing Grant for a 2 to 4-room flat and S$30,000 Proximity Housing Grant. A family earning S$6,000 a month buying a 4-room resale flat gets S$50,000 EHG plus S$80,000 CPF Housing Grant, S$130,000 in total, before any proximity grant.
What is the income ceiling for the EHG?
S$9,000 average monthly household income for families and S$4,500 for singles. It did not change with the August 2026 income ceiling increase, which raised the ceilings for buying a flat and for the resale CPF Housing Grant to S$16,000 (S$8,000 for singles).
How much EHG do I get on a S$7,000 household income?
S$30,000. Families earning S$6,501 to S$7,000 a month receive S$30,000 under the EHG, for a new or resale flat.
Can I get the Proximity Housing Grant for a BTO flat?
No. The PHG is only for resale flats: S$30,000 if you live with your parents or child, S$20,000 if you live within 4 km of them (S$15,000 and S$10,000 for singles). BTO buyers near their parents can apply under priority schemes instead.
