How this works
HDB flats have 99-year leases, so the remaining lease is 99 minus the years since the lease started, and the lease ends 99 years after it began. Since 10 May 2019, how much CPF you can use depends on whether the remaining lease covers the youngest buyer to age 95.
If it does, you can use CPF up to the Valuation Limit: the lower of the price and the valuation. If it doesn't, CPF use is pro-rated. This calculator uses (remaining lease − 20) ÷ (75 − youngest buyer's age), which matches the official worked examples: for 25-year-old buyers, a 55-year lease allows 70%, a 65-year lease 90% and a 75-year lease 100%. With less than 20 years left, no CPF can be used.
The HDB loan limit is pro-rated the same way from its current 75% (since 20 August 2024). The HDB loan tenure is the shortest of 25 years, 65 minus the buyers' average age, and the remaining lease minus 20 years. Results use whole years; the CPF housing usage calculator works from exact dates.

How much CPF can I use for a flat with 58 years of lease left?
95% of the price or valuation (whichever is lower) if the youngest buyer is 35: the lease only covers them to age 93, so usage is pro-rated as (58 − 20) ÷ (75 − 35). A buyer aged 37 or older could use CPF in full, because the lease reaches their 95th birthday.
What is the CPF age 95 rule?
If a flat's remaining lease covers the youngest buyer to age 95, you can use CPF up to the lower of the price and valuation. If not, the CPF you can use is reduced in proportion to how far the lease falls short, and the HDB loan limit is reduced in the same way. The rule has applied since 10 May 2019.
Can I use CPF for a flat with less than 20 years of lease?
No. CPF savings can't be used to buy a property with a remaining lease under 20 years, and HDB won't grant a loan for it either: the HDB loan tenure is capped at the remaining lease minus 20 years.
When does my HDB lease end?
99 years after the lease commencement date. A flat whose lease started in 1985 ends in 2084, so in 2026 it has 58 years left.
