S$3,400
Loan instalment
S$2,266
Renting costs S$1,134 more a month than the instalment on a S$499,500 loan. Buying also needs S$166,500 down, plus stamp duty and fees.
The instalment leaves out the downpayment, buyer's stamp duty, legal fees, service and conservancy charges and property tax, and assumes you are eligible to buy the flat. CPF savings can pay the instalment. For a full breakdown use the mortgage calculator or the HDB affordability calculator.

How this works
Rents come from HDB's "Renting Out of Flats" dataset on data.gov.sg: every approved application to rent out an HDB flat since January 2021, with the approval month, town, block, flat type and monthly rent. The headline is the median of the last 12 months of approvals (October 2025 to September 2026) for the town and flat type; the range is the middle half of rents (25th to 75th percentile).
The trend shows the median for each quarter. Like HDB's own quarterly tables, a quarter is left out when the town and flat type had fewer than 20 approvals, and medians are rounded to the nearest S$10. Our quarterly medians match HDB's published table for the 2nd quarter of 2026.
Rents are declared by flat owners on the application and HDB does not verify them, so treat them as a guide to the market rather than a quote. The approval month is when HDB approved the rental, not when the tenancy started.
The rent vs mortgage comparison starts from the median resale price of the same flat type in the same town over the last 12 months (HDB resale data), with an HDB loan of 75% of the price at 2.6% a year over 25 years. It compares monthly cash only: the downpayment, stamp duty, fees, service and conservancy charges and property tax are not included.
