Roofing costs in Singapore vary widely by job, so published price ranges quickly go out of date and rarely match your roof. This guide explains what drives the price and how to compare quotes. We do not quote fixed prices here because we have not verified current rates.

What affects the price

  1. Type of work: a small leak repair, re-waterproofing and a full replacement are very different jobs.
  2. Roofing material: metal, concrete tiles, clay tiles and flat-roof membranes differ in price, lifespan and weight.
  3. Roof size and complexity: larger or more complex roofs need more material and time. Features such as skylights, slopes and multiple levels add cost.
  4. Access: scaffolding, height and how easy it is to bring materials in affect labour.
  5. Labour: contractor experience, crew size and project length all matter.
  6. Existing damage: rotten timber, corroded fixings or damaged decking found during the work can add to the scope.
  7. Waterproofing and drainage: many flat roofs in Singapore rely on waterproofing membranes, which need the surface prepared and correct drainage.

Common jobs

  • Leak repair: locating the source is often the main task. Quotes may be fixed or based on time.
  • Waterproofing: priced by area, with the system used and surface preparation affecting the cost.
  • Re-roofing or replacement: involves removing the old roof, repairing the structure if needed and installing the new material.

How to compare quotes

  1. Get at least three written quotes for the same scope.
  2. Check what is included: materials and brands, preparation, disposal, scaffolding and warranty.
  3. Ask for the warranty period and what it covers, in writing.
  4. Check the contractor's company registration and references, and ask to see previous similar jobs.
  5. Be wary of quotes much lower than the others, which may leave out work.
  6. For HDB flats, condos or landed homes, check whether approval from HDB, the management corporation or the authorities is needed.

Tips

Fix small leaks early, since water damage often costs more than the repair. Ask for a site visit before pricing, since quotes given without seeing the roof are guesses.
