## How this works
Gross rental yield is a year's rent divided by the property's price. Net yield takes off the costs of letting it: months the property sits empty, property tax, maintenance or service and conservancy charges, the agent's fee, and repairs and insurance, then divides what is left by the price.

A rented-out home pays property tax at IRAS's non-owner-occupier rates (from 1 January 2024): 12% on the first S$30,000 of Annual Value, 20% on the next S$15,000, 28% on the next S$15,000 and 36% above S$60,000. The calculator assumes an Annual Value of 12 months' rent, since IRAS bases it on market rent; replace it with the figure on your property tax bill.

Maintenance, agent fee, empty months and repairs start at typical figures that you should change: S$350 a month for a condo and S$80 for an HDB flat, half a month's rent a year for the agent (one month for each two-year lease), one empty month a year and S$1,500 for repairs and insurance. With a mortgage, it also shows the yield after interest and the return on the cash you put in. Income tax on the net rent is not included.

## FAQs
### What is the rental yield on a S$1.2 million condo rented at S$4,000 a month?
Gross yield is 4.00% (S$48,000 a year). After one empty month, property tax of S$7,440 on an Annual Value of S$48,000, S$350 a month maintenance, an agent fee of half a month's rent and S$1,500 of repairs, net yield is about 2.41%.

### How do I calculate rental yield in Singapore?
Divide the yearly rent by the purchase price and multiply by 100 for gross yield: S$3,000 a month on a S$700,000 flat is 5.14%. For net yield, subtract yearly costs such as property tax, maintenance and agent fees from the rent before dividing.

### What property tax do I pay on a rented-out property?
Non-owner-occupier rates: 12% on the first S$30,000 of Annual Value, 20% on the next S$15,000, 28% on the next S$15,000 and 36% on the rest. On an Annual Value of S$36,000, that is S$4,800 a year.

### Is rental income taxable in Singapore?
Yes. Net rental income, after deductible expenses such as property tax, maintenance fees and mortgage interest, is added to your other income and taxed at your personal income tax rate.
