## How this works
Stamp duty on a lease or tenancy agreement is 0.4% of the total rent for the whole lease, if the lease is four years or shorter. For a lease longer than four years, or with no fixed end, it is 0.4% of four times the average annual rent. The duty is rounded down to the nearest dollar, with a minimum of S$1.

There is no stamp duty if the average annual rent is S$1,000 or less. Rent includes service, maintenance and furniture charges paid to the landlord, excluding GST, but not a refundable security deposit.

Duty must be paid within 14 days of signing the agreement in Singapore, or within 30 days of receiving it if signed overseas. Paying up to three months late adds a penalty equal to the duty (at least S$10); paying more than three months late adds four times the duty (at least S$25).

## FAQs
### How much is stamp duty for a S$3,500 a month rental?
For a one-year lease at S$3,500 a month, stamp duty is S$168: 0.4% of the total rent of S$42,000. A two-year lease at the same rent is S$336.

### Who pays stamp duty on a tenancy agreement in Singapore?
Usually the tenant, but it depends on what the tenancy agreement says. Either party can pay it online through IRAS e-Stamping within 14 days of signing.

### What is the stamp duty for a 5-year lease?
For leases longer than four years, duty is 0.4% of four times the average annual rent. IRAS's example: a 5-year lease with an average annual rent of S$30,240 pays S$483 (0.4% of S$120,960).

### What happens if I pay rental stamp duty late?
A penalty is added. Up to three months late, it equals the duty or S$10, whichever is higher; more than three months late, it is four times the duty or S$25, whichever is higher. On S$168 of duty, that means paying S$336 or S$840 in total.
