## How this works
The monthly instalment is the standard level-payment formula on monthly rests: loan × r ÷ (1 − (1 + r)^−n), where r is the yearly rate divided by 12 and n is the number of months. The year-by-year table splits each year's payments into principal and interest.

HDB loans charge 2.6% a year, set at 0.1% above the CPF Ordinary Account rate and reviewed quarterly (unchanged for October to December 2026). HDB lends up to 75% of the price or valuation, whichever is lower, for flat applications from 20 August 2024. The tenure is up to 25 years, and the loan must be repaid by age 65.

Bank loans follow MAS rules: up to 75% of the price for a first housing loan, with at least 5% in cash. The limit falls to 55% (10% cash) if the tenure is over 25 years for an HDB flat or over 30 years for other property, or if the loan runs past age 65. The maximum tenure is 30 years for HDB flats and 35 years for private property.

The bank interest rate is an editable assumption: enter the rate your bank quotes. Banks also check that the loan passes TDSR and MSR at a 4% stress rate, which can lower the amount you can borrow.
