## How this works
Under the Lease Buyback Scheme (LBS), owners aged 65 and above sell the tail end of their flat's lease to HDB and keep living in it. You keep 15 to 35 years of lease, depending on the youngest owner's age: at least 30 years at 65 to 69, 25 at 70 to 74, 20 at 75 to 79 and 15 from 80. At least one owner must be a citizen, household income must be S$16,000 or less, and there must be at least 20 years of lease to sell.

The proceeds must first top up each owner's CPF Retirement Account (RA). For applications from 1 January 2026, a sole owner tops up to the age-adjusted Full Retirement Sum (S$220,400 at 65 to 69, S$210,400 at 70 to 79, S$200,400 from 80); joint owners each top up to the age-adjusted Basic Retirement Sum (S$110,200, S$105,200 or S$100,200). After that you may keep up to S$100,000 in cash per household; anything more goes to each owner's RA up to the current Full Retirement Sum before the rest is paid in cash.

The LBS bonus is S$30,000 for a 3-room or smaller flat, S$15,000 for a 4-room and S$7,500 for a 5-room or bigger, paid in full if the household tops up at least S$60,000; otherwise it is S$1 for every S$2, S$4 or S$8 topped up. With at least S$60,000 in the RA, it buys a CPF LIFE plan for a monthly income for life (not available from age 80).

HDB values the lease you sell when you apply. Until you have HDB's figure, this calculator estimates it by treating the lease as a stream of use discounted at 1.45% a year, which reproduces HDB's own example (a S$450,000 flat with 65 years left, keeping 30, sells 35 years for about S$190,000). The CPF LIFE uplift uses CPF's Standard Plan illustration at 65 (about S$5.19 a month per S$1,000 in the RA) and is an estimate.

## FAQs
### How much is the Lease Buyback Scheme bonus?
Up to S$30,000 for a 3-room or smaller flat, S$15,000 for a 4-room and S$7,500 for a 5-room or bigger flat. You get the full bonus if your household tops up at least S$60,000 to the CPF Retirement Account; otherwise it is pro-rated.

### How many years of lease must I keep under the LBS?
It depends on the youngest owner's age: at least 30 years at 65 to 69, 25 years at 70 to 74, 20 years at 75 to 79 and 15 years at 80 and above. You can choose to keep more, up to 35 years.

### How much cash can I keep from the Lease Buyback Scheme?
After topping up the Retirement Account to HDB's requirement, a household can keep up to S$100,000 in cash, plus the LBS bonus. Proceeds beyond that go to the RA up to the Full Retirement Sum first.

### Who is eligible for the Lease Buyback Scheme in 2026?
All owners must be 65 or older, at least one must be a Singapore citizen, gross household income must be S$16,000 a month or less, you must have lived in the flat for the 5-year MOP (10 years for Plus and Prime) and have at least 20 years of lease to sell. All flat types qualify except short-lease flats, HUDC and EC units.

### What happens if I outlive the lease?
HDB says you will not be left homeless: it will look at your family support, health and finances and work out a housing arrangement. Your CPF LIFE payouts continue for life.
