## How this works
The estimate uses every HDB resale transaction registered from November 2024 to October 2026 (49,421 sales). It takes sales of the same flat type in your town and turns each one into a price for your flat: the sale's price per square metre times your floor area, adjusted for the difference in storey and remaining lease, and for how the market has moved since that month.

The storey and lease adjustments are measured from the data itself, by comparing flats sold in the same town, of the same type, in the same quarter. Sales in your own block count about eight times as much as others, sales on your street about two and a half times, and recent sales of similar size, floor and lease count more. The headline figure is the weighted median of these adjusted prices; the range covers the middle 70% of them.

Tested on 1,855 real sales from the latest three months, using only sales made before each one, the estimate was within 5% of the actual price 70% of the time and within 10% 92% of the time (median error 3.0%). Renovation, facing, view and exact location within the town are not in the data.

This is not an HDB valuation. For a resale, the buyer submits a Request for Value to HDB after the seller grants the Option to Purchase, and HDB may send a valuer to the flat. Any amount of the price above that value must be paid in cash.

In a back-test on 1,855 recent resales, the estimate was within 10% of the actual price 92% of the time and within 5% 70% of the time. It is most accurate when several flats in your block or street sold recently.

### When does HDB value my flat?
Only after the seller grants an Option to Purchase. The buyer then submits a Request for Value to HDB, and HDB may appoint a valuer to inspect the flat. Sellers cannot get an official HDB valuation before finding a buyer, which is why estimates from recent resale prices are used.

### What affects an HDB flat's resale price?
Town, flat type and floor area set most of the price, then storey (higher floors sell for more) and remaining lease (older flats sell for less per square metre). In this data, each storey adds roughly 0.7% to the price per square metre within the same town and flat type.

### What are the median HDB resale prices by flat type?
Over the 12 months to October 2026, median resale prices were S$440,000 for a 3-room flat, S$630,000 for a 4-room, S$740,000 for a 5-room and S$918,000 for an Executive flat.
