## How this works
Rents come from HDB's "Renting Out of Flats" dataset on data.gov.sg: every approved application to rent out an HDB flat since January 2021, with the approval month, town, block, flat type and monthly rent. The headline is the median of the last 12 months of approvals (October 2025 to September 2026) for the town and flat type; the range is the middle half of rents (25th to 75th percentile).

The trend shows the median for each quarter. Like HDB's own quarterly tables, a quarter is left out when the town and flat type had fewer than 20 approvals, and medians are rounded to the nearest S$10. Our quarterly medians match HDB's published table for the 2nd quarter of 2026.

Rents are declared by flat owners on the application and HDB does not verify them, so treat them as a guide to the market rather than a quote. The approval month is when HDB approved the rental, not when the tenancy started.

The rent vs mortgage comparison starts from the median resale price of the same flat type in the same town over the last 12 months (HDB resale data), with an HDB loan of 75% of the price at 2.6% a year over 25 years. It compares monthly cash only: the downpayment, stamp duty, fees, service and conservancy charges and property tax are not included.

## FAQs
### How much is the rent for a 4-room HDB flat?
The median 4-room HDB rent across Singapore was S$3,300 a month in the 12 months to September 2026, with the middle half of rents between S$3,000 and S$3,600. It ranged from about S$3,000 in Bukit Panjang to S$4,450 in the Central Area.

### How much is it to rent a 3-room HDB flat?
The median 3-room HDB rent was S$2,850 a month in the 12 months to September 2026 (middle half S$2,600 to S$3,000). Woodlands had the lowest median at S$2,500 and the Central Area the highest at S$3,300.

### Are HDB rents going up or down?
Rents rose sharply in 2022 and 2023 and have been broadly flat since: the median 4-room rent went from S$2,100 in the first quarter of 2021 to S$3,300 by the third quarter of 2023, and was S$3,400 in the third quarter of 2026.

### Is it cheaper to rent or buy an HDB flat?
Usually the monthly loan instalment is lower than the rent. A median 4-room resale flat in Tampines (S$666,000) with a 75% HDB loan at 2.6% over 25 years costs about S$2,266 a month, against a median rent of about S$3,400, but buying needs a S$166,500 downpayment plus stamp duty and fees.

### Where does HDB rental data come from?
From HDB's record of approved applications to rent out flats, published on data.gov.sg and refreshed as new months come in. The rents are declared by owners and are not checked by HDB, which says they are indicative only.
