Property agents in Singapore must be registered with CEA and attached to a licensed agency. Check them on CEA's Public Register by name, registration number or mobile number. Commission is not fixed by law: for HDB resale, sellers commonly pay about 2% and buyers about 1%, plus GST, and everything must be agreed in a CEA prescribed agreement.

## How to choose
- Look up the agent on CEA's Public Register or the CEA@SG app. Searching by mobile number helps catch scammers using a real agent's name.
- Review their recent transactions on the register: how many HDB or private deals, and whether they acted for buyers, sellers or landlords.
- Negotiate commission and record it, including whether GST is included, in one of CEA's Prescribed Estate Agency Agreements before work starts.
- Ask whether the agent will co-broke. It widens exposure for sellers but changes how the commission is split.
- Remember an agent cannot represent both buyer and seller in the same transaction or collect commission from both.

## Red flags
- Agent not on the CEA Public Register, or the phone number does not match the register.
- Asking you to pay deposits or option fees into the agent's personal account.
- Offering to act for both sides of the same deal.
- Refusing to put the commission in a prescribed agreement.
